Buying a Home to Live in
Many of you have been looking for a home and you may be on the market for a new house and hopefully this article will help you decide how to choose one. This might seem like the easiest search for a home, when compared to purchasing rental property or something like that, but it’s actually one of the most difficult.
There are a number of reasons for this, some of the most common are:
Buying a home is an emotional decision, as well is a practical one. You can do all the financial analysis and all the thinking in the world about whether or not you should purchase this house, but it’s still better rest on whether or not you feel that you want to buy the house.
When you purchase a home that you’re going to live in, you tend to live with bad decisions or broken parts longer than you would if you were renting the property out to someone else. With an investment property you don’t live there, so it’s much easier to get rid of the dud and move on with your life that it is if it’s the home you chose to live in.
Many other factors come into play when evaluating a house that you’re going to live in. Things like the quality of the local school system, amenities such as day care or grocery stores, and an evaluation of how long your daily commute to work will be will all come into play when you consider purchasing a home that you’re going to live in as opposed to a rental property. With an investment property as long as the financials makes sense you don’t really care about anything else because you’re here to make money, but with a home that you plan to live in, usually for quite a while, many of these other factors come into play.
The first step to buying a home that you plan to live in is to decide what it is exactly that you want. Is the school district the most important thing? What about room to expand if you decide to have a family? Or if you already have a family, do you need room for all the kids to have their own bedroom or will they share? Also, how long will your commute to work be? Your commute may not be something that you thought much about, but it’s absolutely vital. I mean, who wants to drive 2 hours each way to and from work each day when you could have a 10 min. Commute?
Another thing to consider is the quality of the home itself. Do you want a home that would be considered a fixer-upper, or do you want a home that has all the upgrades you need for the time being? Many people look at fixer-upper’s for their first home because a fixer-upper is generally much less expensive at the start. However, what people don’t think about, is that with a fixer-upper, depending on the condition, you may be spending a whole lot of time either doing work yourself or managing contractors who are going to do the work for you. Never underestimate the amount of time that you’ll have to spend managing contractors even if you don’t plan on doing any work yourself and instead plan to outsource everything.
Also, things like Windows and Cincinnati Doors are pretty important things to look at. Reason being, adding new Windows and doors to a home will not necessarily increase the value significantly, however replacing all the windows and doors in the house can be a significant expense. It would behoove you to find a property with energy efficient windows and doors already installed so that you don’t have to incur that expense. A company like Cincinnati Windows can inspect the property and help you decide whether or not you should purchase it.
